So you’re thinking of selling your home and you want to know how much it’s worth. Of course, you could always ask a real estate agent to do a comparative market analysis (CMA). But if you’re the DIY type, there are a number of ways you can get a pretty good idea of your home’s value on your own.

Here are a few things to keep in mind.

Every home is different, which means there is no one-size-fits-all answer to this question. When determining the value of your home, the most important factors are location, size, number of bedrooms and baths, features and finishes, home condition, and curb appeal.

2. Location, Location, Location

One of the most important factors in determining the value of a home is its location. If your home is located in a desirable neighbourhood, chances are it will be worth more than a similar home in a less desirable area. Other factors that can affect your home’s location-based value include things like the proximity to Starbucks, schools, public transit, sports venues and parks.

2. Size Matters (Sometimes)

Another factor that can influence your home’s value is its size. Generally speaking, larger homes will be worth more than smaller homes. However, this isn’t always the case. For example, if your large home is located in a less desirable neighbourhood or doesn’t have any particularly distinguishing features, it may not be worth as much as a smaller home located in a more desirable area with high-end finishes.

3. The Number of Bedrooms and Bathrooms Is Important Too

The number of bedrooms and bathrooms in your home can also have an effect on its value. More bedrooms and bathrooms usually means more money, but again, there are exceptions to this rule. If your home has too many bedrooms or bathrooms (i.e., more than what is “standard” for the area), it could actually end up devaluing your property.

4. Finishes and Features Make a Difference as Well

The finishes and features in your home can also play a role in its overall value. For example, if your kitchen has been recently renovated with high-end appliances and materials, chances are it will add value to your home. The same goes for things like hardwood floors, fireplaces, and big ticket items like swimming pools or hot tubs.

5. Home condition is important.

A well-maintained home that’s up-to-date will be worth more than one that needs work or updating. And curb appeal matters, too. The better your home looks from the street, the higher its value will be.

6. Curb Appeal Is Key

Last but not least, curb appeal matters! first impressions are important, so if potential buyers drive by your house and aren’t impressed by what they see on the outside, they may not even bother scheduling a viewing. To make sure your home has good curb appeal, make sure the yard is well-groomed and tidy and that the exterior of the house is in good repair.

There are many factors that go into determining the value of a home. While some factors (like location) are out of your control, there are plenty of things you can do to help increase the value of your property (like maintaining good curb appeal). If you’re thinking about putting your house on the market in the Dallas area, it’s important to take all of these factors into consideration before pricing your home. The best way to come up with an accurate listing price is to request a Comparative Market Analysis Report (CMA) from your real estate agent. A CMA takes into account recent sales of similar homes in your area (called comparables or comps). Once your real estate agent has this information, he or she will be able to give you a good idea of what your home is worth and help you come up with an appropriate listing price. The Seller’s Agent Duty

AS AGENT FOR OWNER (SELLER/LANDLORD): The broker becomes the property owner’s agent through an agreement with the
owner, usually in a written listing to sell or property management agreement. An owner’s agent must perform the broker’s minimum
duties above and must inform the owner of any material information about the property or transaction known by the agent, including
information disclosed to the agent or subagent by the buyer or buyer’s agent.

A BROKER’S MINIMUM DUTIES REQUIRED BY LAW (A client is the person or party that the broker represents):
Put the interests of the client above all others, including the broker’s own interests;
Inform the client of any material information about the property or transaction received by the broker;
Answer the client’s questions and present any offer to or counteroffer from the client; and
Treat all parties to a real estate transaction honestly and fairly.

TO AVOID DISPUTES, ALL AGREEMENTS BETWEEN YOU AND A BROKER SHOULD BE IN WRITING AND CLEARLY ESTABLISH:
– The broker’s duties and responsibilities to you, and your obligations under the representation agreement.
– Who will pay the broker for services provided to you, when payment will be made and how the payment will be calculated.

TYPES OF REAL ESTATE LICENSE HOLDERS:
– A BROKER is responsible for all brokerage activities, including acts performed by sales agents sponsored by the broker.
– A SALES AGENT must be sponsored by a broker and works with clients on behalf of the broker.
